Contract holders (formerly tenants) within the private rented sector are likely to feel the greatest amount of change when the Renting Homes (Wales) Act 2016 comes into force. From increased protection from eviction, to the right to live in accommodation which is fit for human habitation and more clarity in what is to be expected from themselves as contract holders and from their landlord.
The basis of these additional protections is the Standard Contract that will apply to most people who are renting in the PRS.
This course will explore the particular provisions within the Act which relate to Standard Contracts, using the Welsh Government’s model contract as a reference point for learning throughout the day.
This course will cover:
• Main provisions of all contracts (what must contracts include, how should contracts be issued)
• Main features of a Standard Contract (fixed term or periodic, protection from eviction, varying terms)
• Joint contracts (rights to add new contract holder, ending joint contracts)
• Fitness for human habitation
• Prohibited conduct (ASB, prohibited conduct standard contract)
• Ending contracts (how contract holders and landlords can end contracts)

Anyone who advises, supports or manages tenants within the private rented sector. Support workers, housing options staff, homelessness officers, temporary accommodation officers who assist with moving on, letting agents and third sector advice agencies.
