Updated notice periods for tenants

The Coronavirus Act 2020 (Residential Tenancies: Extension of Period of Protection from Eviction) (Wales) Regulations 2021 & Explanatory Memorandum

s.8 notices (Private rented and  Housing Association (assured)  tenancies)

  • Notices served between 26 March and 23 July 2020: 3 months’ notice required
  • Notices served between 24 July and 30 September 2020: 6 months’ notice required (except where Grounds 7A and/or 14 are relied upon which are kept at three months notice)
  • Notices served between 1 October 2020 and 30 June 2021: 6 months notice required (except where the reason for giving notice relates to ASB or DV)

s.83 notices (Council tenancies)

  • Notices served between 26 March 2020 and 28 September 2020: 3 months’ notice required
  • Notices served after 29th September 2020: 6 months’ notice required (except where the reason for giving notice relates to ASB or DV)

S.21 Notices (Private rented)

  • Notices served between 26 March and 23 July 2020: 3 months’ notice is required
  • Notices served between 24 July and 30 June 2021: 6 months’ notice is required
